§ 16.04.040. Jurisdiction.

  • A.

    This subdivision ordinance shall apply to all subdivisions of land, as defined herein, located within the corporate limits of the village as shown on the official map of Metamora and contiguous unincorporated territory not more than one and one-half miles beyond the corporate limits.

    B.

    No land shall be subdivided within the subdivision jurisdiction of the village unless the subdivider or his or her agent has:

    1.

    Submitted a plat of the parcel to the planning commission through the plat officer and the plat has been submitted to the village board of trustees;

    2.

    Obtained a review of the preliminary and final plat by the planning commission and approval of the preliminary and final plat by the village board;

    3.

    Affixed to the plat the seal of a registered Illinois land surveyor;

    4.

    Provided the topographical and profile studies concerning surface water drainage which have on their face the certification of a registered professional engineer and the owner or duly authorized attorney as provided by law; and

    C.

    No subdivision of land shall take place unless the final plat, as approved by the village board, has been filed with the Woodford County recorder of deeds.

    D.

    No building permit or certificate of occupancy shall be issued for any parcel or plat of land which was created by subdivision after the effective date of, and not in conformity with, the provisions of these subdivision regulations, and no construction of any public or private improvements shall take place or be commenced except in conformity with this title.
